Hospital is a 110 bedded multi-speciality state-of-the-art healthcare platform offering world class services. A unique hospital of its kind, it is designed to offer extremely high end treatment modalities coupled with a refreshing hospital environment. It is one of the most technologically advanced and modern hospitals of the country.
Welcare
Hospital is a result of 3 years of meticulous planning by Dr Mody before groundbreaking. Every aspect of the design basis has been focused upon with such intensity that it has resulted in an almost ideal mid-size hospital that one would want in the tier-2 and tier-3 cities of this country.
Space Planning
It is a 1,00,000 sq ft building located on a 4 acre campus with provision for further expansion up to an additional 2,00,000 sq ft campus. It is divided into 5 floors with variable heights and a footprint of 20,000 sq ft. This is the ideal requirement to establish a logical workflow in a modern mid-size hospital. Extensive and in-depth analysis has been done on issues such as the tread depth and the riser height of steps in staircases to look at health related issues like enabling patients to climb stairs despite having lower quadriceps power, the width of corridors which allow turning radiuses for moving entire beds etc. There are 5 vertical transport systems all capable of bed transport.
HVAC
The HVAC systems are the lungs of any building. Unless designed with in-depth analysis of the requirements, it would lead to a situation wherein there wouldn’t be adequate thermal comfort or accumulation of malodour and even worse, higher rates of cross infection due to bacterial load accumulation within the building environs. To address the above issues, the tentative building shapes in AutoCAD format were injected into the software of sciography and the performance parameters of the glass on the external skin of the building, such as co-efficient of light and heat ingress were factored into the equations. The end calculations thus offered the impact of the incident solar rays and the heat load on various parts of the building through the entire solar cycle for 365 days on the exact geographical co-ordinates where the hospital is located. The selection of the High Side and Low Side was done based on this data. Further, a parallel system for injection of fresh, filtered (up to 5 microns) air is integrated into the entire building to design to ensure that the air volume of the entire building is replaced with clean, fresh air every few hours, thus decreasing the built up of bacterial loads. The selection of the central air-cooled screw chillers and the VFD driven primary and secondary pumps have also been done to ensure optimum energy consumption.
Electrical Systems
The High Side and Low Side electrical and power back-up system design as well as equipment selection has been done with high-level analysis for patient safety. The entire electrical cabling at

Hospital has been done with ZHFR grade cables (Zero Halogen, Fire Retardant) that are manufactured with zero halogen and are capable of withstanding direct flames for almost 60 minutes. This not only prevents the initiation of fire, but also allows electrical current to flow in the presence of fire, thus enabling some critical actions required in emergency situations. Most importantly, it totally eliminates generation of toxic chlorine fumes that most commonly cause death from suffocation during fires.
The electrical wiring of the ICU and the OT Complex is in the form of isolated circuitry, which is mandatory in the West.
Plumbing Systems
Besides the usual of water softening and reverse osmosis plants,

Hospital has installed a water supply piping arrangement to prevent cross contamination of the domestic use water line from the Water Closet usage points. An entire parallel system of pipes has been installed for supply of water to domestic use points such as Wash Basins and the Water Closet points in the toilets. This reduces the risk of exposure to dangerous bacteria for patients during usage of water for sponging or showering.
Nurse Call Systems
Post-operative nursing care is a key element in ensuring patient safety, comfort and experience. At
Welcare
Hospital , a highly advanced nurse call system has been installed which demands a quick response time of nurses at all times. For example, if a nurse call is not addressed by a nurse within 3 minutes, a SMS is sent to the Operations Manager who is notified of an un-attended nurse call with details of the patient room number, date & time of nurse call being activated etc. Moreover, if the same nurse call is left unaddressed after 2 more minutes, a SMS is sent directly to the CEO of Welcare Hospital who is notified of the situation with all the details. In case of an emergency distress call from the bathrooms, for which special nurse call cords are installed at a lower height for a patient who might have had a fall in the bathroom, a message is immediately sent to the CEO without any delay.
These systems lead to more accountability of nurses as well as doctors as a daily log is created of all the nurse calls activated and addressed with date and time of activation of nurse call, patient room numbers and average response time etc.
Intensive Care Unit
Equipped with 16 electronically operated beds including 2 glass isolation chambers, the ICU at Welcare is a technological delight. Two-thirds of the ICU has airtight glass walls receiving cool northern lights. Hence, for most of the day the ICU is lit by natural light and this makes for a unique and lively environment for admitted patients.
A very common problem that patients face in the ICU is what is known as the ‘ICU Syndrome.’ In this, the person becomes disoriented with the diurnal cycle and experiences a cluster of serious psychiatric problems. At Welcare, the glass walls keep all patients oriented with the outside world at all times!
The ICU is equipped with electrically operated 10-function patient beds and memory foam mattresses imported from . Amongst various other functional positions, the ‘chair position’ is the most helpful as it lets patients have their meals in a sitting position. This helps prevents aspiration pneumonia, which is a very common cause of deaths in ICUs. Each bed is allocated an area of 200 sq ft, which leaves plenty space for any emergency procedures to be done.
The multi-para monitors in the ICU are not only centrally monitored but also capable of streaming live data anywhere in the world. Hence, the patient’s vitals can be under constant supervision at all times by the referring physician and not only the ICU staff.
Operation Theatres
Welcare hosts FOUR highly advanced and pristine Operation Theatres, which have completely been designed and imported from
Europe . The OT complex is made up of High-Pressure Laminate modular walls with antimicrobial properties. All the four OTs are identical with pre-engineered audio and visual equipment for recoding and transmission of surgeries for educational purposes. Each OT is installed with state-of-the-art LEDs with intelligent lighting. These lights have 4 inbuilt sensors, which detect any loss of luminosity due to obstruction in the path of the light and help maintain a constant field of illumination for the surgeon and his assistants.
The Laminar Flow hood is installed with True HEPA Filters with an efficient filtration rate of 99.97% at 0.3 microns (the average size of a bacteria is 0.5 microns.)
The incorporation of a digitally controlled HVAC lets the surgeon set parameters for pressure, relative humidity, temperature etc, thus allowing fine control of the OT environment. Ceiling suspended pendants with electrical and medical gas outlets provide for a cleaner, neater, wire-free and safer environment.
